Chamartín and the Bernabéu: where Madrid's prestige meets modern living

Madrid's skyline has a recognisable anchor on its northern axis: the Santiago Bernabéu stadium, home to Real Madrid and one of the most iconic sports venues in the world. But the neighbourhood that surrounds it — Chamartín — is far more than a football district.

Chamartín is one of the most consolidated residential areas in Madrid. It occupies the northern part of the city, straddling the Paseo de la Castellana, and combines high-quality housing stock with excellent transport infrastructure, major corporate headquarters and all the services that a demanding residential profile requires.

Chamartín's built environment is characterised by wide avenues, well-maintained buildings from the mid-twentieth century onwards, and a mix of residential, office and commercial uses. The Castellana spine — Madrid's main north-south artery — passes through the district, providing direct visual and physical access to the business centres of AZCA and the towers of Cuatro Torres.

The residential streets behind this axis are quieter and more domestic in character: tree-lined, with neighbourhood shops, schools and the kind of infrastructure that long-established communities accumulate over decades.

Transport and connectivity

Few districts in Madrid have better transport coverage. The Chamartín train station — recently redeveloped — is the principal hub for high-speed connections to Barcelona, Seville, Bilbao and northern Spain. The station also serves Cercanías commuter lines to the airport and the wider metropolitan area.

Metro lines 1, 4, 8 and 10 pass through the district. From Chamartín, you can reach the airport in under fifteen minutes, the city centre in ten, and most parts of Madrid without needing to change lines.

Why international residents choose Chamartín

For executives, families relocated by international companies, and non-residents buying in Madrid, Chamartín consistently ranks as one of the preferred options. The reasons are practical: prestigious residential environment, proximity to headquarters and offices along the Castellana, direct airport access, and international schools within a reasonable radius.

The real estate market reflects this demand. Property prices are above the Madrid average, with a stock that leans towards larger apartments — three and four bedrooms — in buildings with services such as doormen, garages and communal areas. New-build supply exists but is limited; most of the market is resale.

The ongoing renovation of the Santiago Bernabéu — transforming it into a multi-use entertainment complex — has brought renewed attention to the surrounding streets. Commercial and gastronomic activity around the stadium has intensified, and property demand in the immediate vicinity has been sustained.

For residents, this means a more active local offer on match days and event evenings, but also more consistent commercial life in what was previously a quieter residential pocket.
