There is a statistic that captures Pozuelo de Alarcón well: it is the municipality with the highest income per capita in Spain. Not in Madrid — in Spain. This does not happen by chance. For decades, it has attracted a very specific profile of resident: families with children, senior professionals, international executives and people who prioritise quality of life without giving up proximity to Madrid.

What makes Pozuelo different

The municipality borders the western edge of Madrid and is surrounded by three large pine forest areas: Casa de Campo, Monte del Pardo and Monte del Pilar. This means the streets have trees, the air is clean and green spaces are accessible on foot from anywhere in the municipality. It is a genuine contrast to the density of the city centre.

Building density is low. Detached houses with gardens, semi-detached homes and low-rise apartment buildings dominate the streetscape. Connections to Madrid: better than you'd expect

Pozuelo has two Cercanías train stations (C-5 line) and the ML2 light metro line, which connects to the Metro network at Colonia Jardín. By car, the A-6 and M-40 allow you to reach central Madrid in 15–25 minutes depending on traffic.

This is not an isolated dormitory suburb. It has its own life: shops, restaurants, healthcare services, universities including Francisco de Vitoria and the Somosaguas campus of the Complutense. Many families who live there go weeks without needing to enter Madrid city.

The property market: what to expect and at what price

Prices in Pozuelo vary significantly by zone. In areas like La Finca or Somosaguas Alto, prices per square metre can exceed €5,000. In zones closer to the train stations or in the central urban area, properties are available at between €2,500 and €3,500 per square metre.

The predominant supply is detached and semi-detached houses, though apartment buildings exist. For international families, the rental market is active and there are properties available in the sizes and to the standards this profile typically requires.
