Buying property in Madrid as a foreigner, without getting lost in the process

Buying in Madrid as a non-resident is entirely possible. What is not always straightforward is doing it without someone who genuinely understands your situation.

What changes when the buyer comes from abroad

The purchase process in Spain has steps that are automatic for a Spanish resident and require advance planning for a non-resident. The NIE does not arrive the same day you apply. A Spanish bank account has different requirements depending on your country of origin. A non-resident mortgage exists, but the banks that offer it and the conditions they set are not the same as for residents. None of these are real obstacles if managed in the right order and with enough lead time.

Tax implications for non-resident property owners in Madrid

Transfer tax, IBI (annual property tax), and IRNR (non-resident income tax) if you own the property but do not live in it full time. Owning property in Spain as a non-resident has its own tax logic. It is not complicated, but it requires an advisor who knows it and explains it to you before you sign, not after.

What makes Aedara different in a purchase transaction

Properties are not presented generically. Every property shown to an international buyer comes filtered against their real situation: budget, tax profile, neighbourhood that fits their life in Madrid, type of property that makes sense for someone who does not know the local market from the inside. That reduces search time and avoids viewings that lead nowhere.

Properties not listed on every portal

Some of the properties Aedara distributes reach buyers through channels oriented specifically to the international market. Owners and agencies who want to reach that profile without changing their usual operations. The result is access to options that do not appear in a standard portal search.

The process step by step

First conversation to understand what you are looking for and where you stand. Property search and selection. Viewings coordinated in person or remotely if you are not yet in Madrid. Negotiation and offer. Support with NIE, bank account, and mortgage if applicable. Contract review before the arras agreement and the deed. Notary signing. Coordination of every one of those steps is part of the service, not an add-on.

How long does it take to buy in Madrid from abroad

With the NIE and bank account already in place, a standard transaction can close in six to ten weeks from the arras agreement. Without them, add two to four weeks of prior paperwork. The earlier you start, the more room you have to choose well.

Yes. The NIE is required to sign at the notary. It can be applied for in Spain or at the Spanish consulate in your country. It is not a complicated process, but it takes time. Get it sorted before you find the property, not after.

Yes, though conditions differ from those offered to residents. Banks financing non-residents typically require a 30 to 40 percent deposit and apply their own solvency criteria. Aedara can point you toward the right banking profiles for your situation.

Not necessarily. Viewings can be done remotely and the signing can be handled by a representative with power of attorney. Many Aedara clients close with just one in-person visit.
