Aravaca is one of the best-positioned areas for international families seeking residential-quality living within the city of Madrid: houses with gardens, a quiet atmosphere, a well-established expatriate community, and good connections to the rest of the city.

What Aravaca is and where it sits

Aravaca is part of the Moncloa-Aravaca district within the city of Madrid. It is not an independent municipality like Pozuelo or Majadahonda — it is a neighbourhood inside the capital, located north-west between the A-6 motorway and the Monte de El Pardo, about 12–15 km from the centre.

This has an important practical consequence: Aravaca combines the tranquillity and residential atmosphere of the north-west corridor municipalities with the advantage of being inside Madrid (Madrid municipal registration, direct access to Madrid city services).

Established expat community: Aravaca has one of the oldest and most stable expatriate communities in Madrid. Proximity to the American School of Madrid (Pozuelo, 5–10 minutes) and British Council schools has historically made it the residential area of choice for English-speaking families. Aravaca has no international school with an American or British curriculum within the neighbourhood itself, but its location is ideal for accessing them:

  • Hastings International School: Pozuelo, 10 minutes.
  • Quality bilingual state-subsidised schools within the neighbourhood itself.

For families with children in international schools, Aravaca is one of the best-located areas in terms of proximity.

Aravaca prices are similar to or slightly above Pozuelo de Alarcón for comparable properties. The advantage is being inside Madrid; the disadvantage is a smaller and less fluid property market.

Limitations to consider

  • No direct metro: Cercanías C-5 works well but with lower frequency than the metro. For those who need the metro for daily commuting, Las Rozas or Pozuelo are more practical.
  • Limited property supply: The neighbourhood is relatively small with limited housing turnover, especially in the detached house with garden segment.
  • Journey to central Madrid: The trip to the centre in rush hour can take 30–45 minutes.
