La Moraleja is a private luxury residential development in the municipality of Alcobendas, 15–20 kilometres north of central Madrid. It is not an urban neighbourhood in the traditional sense: it is a collection of residential plots with detached houses, private gardens, and generous green spaces, with controlled access on many of its streets.

The development has its own internal logic: almost everything is within the estate or very nearby — premium supermarkets, restaurants, private sports clubs, and the Spanish headquarters of many multinationals.

Why international families choose La Moraleja

The international schools: This is the decisive factor for most. Within a few kilometres of La Moraleja, some of Spain's best international schools are clustered together:

For families with a tighter budget who want to be near the international schools without paying La Moraleja prices, Alcobendas city or adjacent developments like Valdelaparra or La Rinconada offer worthwhile alternatives.

La Moraleja has the most expensive residential market in the municipality, and ranks among the most expensive in the entire Community of Madrid.

Rental: Houses with 4–6 bedrooms range from €4,500 to €12,000 per month depending on size, plot, and features. Smaller houses (3 bedrooms, 200–250 m²) start from €3,000/month. Finding anything below €3,000/month in La Moraleja proper is virtually impossible.

Purchase: Sale prices range from €800,000 for the most modest properties to €5,000,000 or more for large houses with significant plots. The average price per built square metre sits between €4,000 and €7,000, though the "plot" variable makes total prices highly variable.

Compared with Pozuelo de Alarcón — another premium zone on the west side of Madrid frequently compared to La Moraleja — prices are similar at the top end, but La Moraleja has a greater concentration of international schools and a more established expat community.

Connections to Madrid

The location north of Madrid, close to the A-1 motorway, has advantages and drawbacks:

Connectivity: Metro line 10 (La Moraleja station) connects directly to the centre. By car on the A-1 or M-11, the drive takes 20–35 minutes to the centre depending on traffic. Madrid Barajas Airport is 10–15 minutes away — a significant advantage for families who travel frequently.

Traffic: The A-1 is one of Madrid's most congested routes during morning rush hour. Inbound traffic towards Madrid can be heavy.

What daily life in La Moraleja is actually like

Shopping: La Moraleja Green shopping centre has premium supermarkets, restaurants, and services. El Corte Inglés de La Moraleja is one of the largest in Spain. For day-to-day shopping, several options exist within the estate.

Dining: The restaurant offering in the area is broad and of good quality, reflecting the international clientele.

Sport and leisure: Several private sports clubs in the area (tennis, padel, pools), plus the schools' own facilities. La Moraleja Golf Club is within the estate.

English-language services: The concentration of English speakers means doctors, dentists, lawyers, architects, and advisers operate in English across many services in the area.

For families with children: the school admissions process

The biggest concern for families settling in La Moraleja is typically the school place. International schools in the area have waiting lists in some year groups and their own admissions processes. Some practical points:

  • Admissions processes typically open in January–February for the following September intake.
  • Arriving in September without a confirmed school place is possible but risky.
  • Some schools have emergency places for families from companies with corporate agreements.
  • It is strongly advisable to start the school search before the property search — your neighbourhood choice should follow where your children's school is, not the other way round.
